Sell your house fast in Seaham — to a buyer who's actually local.

Seaham's coastal terraces and former colliery housing sit well within our buying area, between our Sunderland projects and our home base in Durham.

If you've got a house that needs work — inherited, ex-rental, or just tired — we buy directly. No fees, no chain, no viewings parade, and no last-minute price drop.

Who we are

Curran Homes North East is a small, owner-run local property company. We buy around twenty houses a year across the North East, refurbish them fully with our own in-house team, and sell them on as finished family homes. Coastal weather and decades of hard use mean many Seaham houses need serious work before they suit the open market. We buy houses in exactly that condition — it's what our refurbishment team exists for.

We're not a national call centre and we don't buy sight-unseen from a desk. We view every house in person, and the person you deal with is the person whose name is on the company.

How it works

1. Tell us about the house

Address, condition, and your situation. Use the form below — a couple of lines is plenty to start.

2. We view it and make an offer

No obligation, no pressure, no fee. We'll tell you honestly what we can pay and why.

3. You pick the completion date

No chain on our side, so we move at your pace. Weeks if you need it fast, months if you need time.

The honest bit

We buy houses to refurbish and resell, so our offer will reflect the work the property needs. If your house is in good condition and you have time to sell on the open market, an estate agent will likely get you more money. We're the right buyer when speed, certainty and simplicity matter more than squeezing out the last pound — and we'd rather tell you that upfront than pretend otherwise. For the full picture, read our honest guide: us vs estate agent vs auction.

Questions people ask us

Do you charge any fees?

No. There are no fees for selling to us — no estate agent commission and no charge for our time or the offer. You'd instruct your own solicitor for the sale in the usual way.

How fast can you move?

Quicker than an open-market sale, because there's no chain on our side and no mortgage lender to wait for. Once a price is agreed, the pace is largely set by the legal work and by you — weeks rather than months, and you choose the completion date.

Will you pay full market value?

We'll be straight with you: no. We buy houses to refurbish and resell, so our offer reflects the work the property needs and the costs of doing it properly. If your house is in good condition and you have time to sell on the open market, an estate agent will likely get you more. We're the right buyer when speed, certainty and simplicity matter more than the last pound.

What condition does the house need to be in?

Almost any. Houses needing full refurbishment are our bread and butter — dated interiors, damp, old wiring, tired kitchens and bathrooms. We refurbish everything with our own in-house team, so condition that puts other buyers off doesn't put us off.

Will your offer change at the last minute?

No. Price-dropping at exchange is the reason quick-sale companies have a bad name, and we don't do it. We view the property properly before we offer, so the offer we make is the offer we stand behind.
