Health & Safety Statement
Last reviewed: August 2026 · Reviewed at least annually · Responsibility: the Director
Curran Homes North East, a trading name of Curran Property (NE) Limited, refurbishes residential properties across the North East of England. Every one of our projects is a working building site, and we run each one as such. This statement sets out how — in enough detail that our team, our neighbours and the families who eventually buy our homes can see exactly what standard we hold ourselves to.
Scope and responsibility
This statement covers everyone affected by our work: the people working on our sites, delivery drivers and visitors, our neighbours and passers-by, and the eventual occupants of every home we sell. Overall responsibility for health and safety sits with the company's director. Day-to-day site responsibility sits with the lead tradesperson on each project, and every person on site is responsible for their own safety and for speaking up about anything that doesn't look right — without exception and without needing permission.
We regard compliance with the Health and Safety at Work etc. Act 1974, the Construction (Design and Management) Regulations 2015 and related regulations as a minimum standard, not a target.
How work is planned
- Before a project starts, the property is walked and assessed, and the significant risks are identified and written down.
- Higher-risk activities — structural work, work at height, work near live services — are planned before they happen, not improvised on the day.
- The sequence of trades is planned so that one trade's work doesn't create risk for the next: services are isolated before strip-out, structural supports go in before openings are made, and first-fix is complete before finishes begin.
- Where the scale of a project brings it within the Construction (Design and Management) Regulations 2015, the relevant duties are identified and met.
The significant risks, and how we manage them
Asbestos
- Most of the houses we buy pre-date 2000, so asbestos is presumed until assessed. Properties are checked for likely asbestos-containing materials — textured coatings, floor tiles, insulation boards, soffits, flues — before intrusive work begins.
- Suspected materials are not disturbed. Where removal is needed, it is carried out and disposed of appropriately, using licensed contractors where the material requires it.
Structural work
- No structural opening, beam or load-bearing alteration is made on guesswork. Steelwork is installed to calculations from a structural engineer, with temporary works supported properly while alterations are made.
- Structural alterations are carried out under Building Regulations, with the appropriate sign-off forming part of the project record.
Electrical safety
- Installations are treated as live until proven dead. Supplies are safely isolated before strip-out and rewiring work.
- Electrical work is carried out by qualified electricians and certificated on completion. Those certificates form part of the record of works handed over with every home we sell.
Gas safety
- All gas work — boiler replacement, pipework, appliance connection — is carried out by Gas Safe registered engineers only, and certificated.
- Gas supplies are capped or isolated safely during strip-out and refurbishment.
Work at height
- Roof, chimney, gutter and external rendering work is done from appropriate access equipment — scaffolding or towers erected by competent people — not from ladders used as workplaces.
- Fragile surfaces and openings are identified before anyone goes up, and edge protection is used where the work requires it.
Dust, noise and hazardous substances
- Strip-out and cutting work generates dust; we manage it with extraction or damping where practical, and appropriate masks where not.
- Products such as adhesives, foams and treatments are used per the manufacturer's instructions, stored safely, and kept away from ignition sources.
- Noisy work is kept to reasonable hours out of respect for both ears and neighbours.
Fire
- Escape routes on site are kept clear throughout the works, waste is not allowed to accumulate inside the building, and hot works are controlled and checked after completion.
- Finished homes are handed over with working smoke and carbon monoxide detection in line with current requirements.
Site security and protecting the public
- Properties are locked and secured when unattended, with access equipment removed or immobilised so the site can't become a climbing frame after hours.
- Skips and deliveries are positioned so they don't block footpaths, drives or sight lines, and any pavement or highway use is arranged properly.
- Before work begins on a project, we put a letter through the immediate neighbours' doors introducing ourselves, explaining what's happening and how long it will take, and giving them a direct way to reach us.
Waste and the environment
- Waste leaves our sites through licensed carriers and licensed disposal — no fly-tipping, no mystery man with a van, and paperwork retained in line with duty-of-care requirements.
- Materials are recycled where practical, and salvageable items are reused rather than skipped where it makes sense.
Welfare, equipment and first aid
- The right tools and protective equipment are provided for the job — eye, ear, hand and breathing protection as the task requires — and used, not left in the van.
- Welfare arrangements appropriate to a domestic refurbishment site are maintained, and first-aid provision is available on site.
Accidents, near misses and learning
- Accidents and near misses are reported to the director, recorded, and acted on — the point of recording a near miss is to make sure it stays one.
- Where an incident meets the reporting threshold under RIDDOR, it is reported as the regulations require.
Competence and the people on our sites
- Work is only given to people competent to do it. Trades requiring formal qualification — gas, electrics — are only ever done by people holding it.
- Where specialists join a project, they are chosen for competence and reliability, briefed on the site, and held to the standards in this statement. The price of a job never outranks the safety of it.
Insurance
Appropriate insurance is maintained for the work we do, including cover for the properties themselves during refurbishment. Details are available on genuine request — for instance from a neighbouring owner or a party to a transaction.
The homes we hand over
Health and safety doesn't stop when the work does. The point of doing a refurbishment properly is that the family who moves in gets a safe home: safe electrics with certification, safe gas with certification, sound structure with the appropriate Building Regulations sign-off, and working detection. Ask us what was done to any home we sell and we'll show you — that's the standard this whole statement exists to protect.
Raising a concern
If you live near one of our sites and have any concern — safety, noise, access, a contractor's parking, anything — contact us through the form on our homepage and it will be dealt with promptly by the director, not a call centre. If you work on one of our sites and something doesn't look right: stop, and say so. Nobody at Curran Homes will ever be criticised for stopping work on safety grounds.
